Questions about selling your Houston house?

Understand the offer, the paperwork, and the closing process before you decide.

Requesting an offer doesn’t obligate you to accept it.

01

Getting started in Houston

Who we are, what we buy, and what to share.

Who Is Houston Cash Home Buyer?

Houston Cash Home Buyer is a local home-buying company serving Greater Houston and the sister brand of TX Cash Home Buyers. The same team supports seller conversations, property reviews, and investor relationships. We help homeowners explore an as-is cash sale and understand the proposed terms before deciding.

Meet the team behind Houston Cash Home Buyer.

What information will a home buying company need from me?

Start with the property address and your contact details. We’ll also ask about the property type, its condition, your relationship to it, and when you hope to sell.

Share any repairs or other details you already know. If you’re unsure about something, say so. These details give our team a starting point for reviewing the property and nearby comparable sales.

What kinds of properties do you buy?

We’re flexible when it comes to the types of properties we work with. Whether it’s a house that needs repairs or land that’s just sitting unused, we’re open to options like:

  • Vacant lots
  • Single-family homes
  • Condos and townhomes
  • Mobile homes (as long as the land is owned)

If you’re not sure whether your property qualifies, feel free to reach out—we’re happy to take a look.

Am I obligated to sell if I ask for an offer?

No. Sharing your property information or requesting an offer does not require you to accept it. You can ask questions and compare your options before deciding.

If you are still exploring or are not ready to sell, let us know your timing. Any obligations from a purchase agreement should be reviewed before you sign it.

Do I need to repair or clean out my Houston house first?

You can request an as-is cash offer without renovating or clearing everything out first. Tell us about known repairs and any belongings or debris you would like to leave behind. Condition and cleanout work still affect the offer.

Agree in writing on what stays and what you will remove before closing. This helps prevent last-minute surprises.

Can I sell a Houston rental with tenants still living there?

Possibly. Share the lease terms, occupancy details, rent, deposits, and any agreements with the tenants. We review occupied properties case by case; a remaining lease or access restrictions can affect the available options.

Let us know early so the property review and any proposed closing can account for the tenancy.

What should I check before choosing a cash home buyer?

Check the company’s identity, contact details, and genuine public reviews. Ask who will be purchasing the house and have the price, costs, deadlines, and important conditions explained in writing.

Take time to read the agreement. Pressure to sign before your questions are answered or unexplained requests for upfront money are reasons to pause and get independent advice.

02

Understanding your cash offer

Price, costs, and how to compare your options.

What makes an offer a good fit?

Look beyond the headline price. Compare the expected amount you’ll receive after payoffs and agreed costs, the closing timeline, any inspection or other conditions, and when you need to move.

Ask who is purchasing the property, what still needs to be verified, and which terms are in writing. A useful offer should be clear enough for you to compare with your other options.

How do you calculate a cash offer for my Houston house?

We review your property’s condition, location, nearby comparable sales, and how long similar homes are taking to sell. Repair and cleanout work, expected holding costs such as taxes and insurance, and room for a profit also affect the numbers.

A cash offer may be lower than a possible retail sale price. Consider the proposed terms and the work, time, and expenses involved in each option. Ask us to explain the factors used for your property.

Are there any fees or commissions?

There is no commission charged by us for a direct cash purchase, and you do not need to make repairs before selling as-is. We cover most closing expenses; the purchase agreement should identify which costs each party will pay.

Your sale proceeds can still be reduced by your mortgage payoff, taxes, liens, or other amounts tied to the property. Review the agreement and the title company’s closing statement so you understand the amount you’ll receive. If you have an existing agreement with an agent, ask the agent about any obligations under that agreement.

Can an offer expire?

Yes. An offer may have an expiration date or other time-sensitive conditions. Check the terms in your written offer and ask us if anything is unclear.

If an offer has expired or your circumstances have changed, contact our team for an updated review. The price or terms may change, and a new offer is not guaranteed.

03

From offer to signed agreement

Paperwork, property access, and what happens next.

What happens after I decide to accept an offer?

We send a purchase agreement for you to review and sign. It records the price, responsibilities, deadlines, and other agreed terms. Take time to read it and ask about anything you do not understand before signing.

Once the agreement is signed, we open escrow with a local title company. It reviews title and prepares the closing paperwork, while we coordinate any property review and keep you informed about next steps. The written agreement governs the sale.

How do I sign the agreement?

It’s simple. After we agree on the terms, we’ll send you the purchase agreement via RightSignature. You can review and sign it digitally from your phone or computer—no printing, scanning, or hassle required.

When will someone visit the property?

We begin with the property details you share and available market information. In many cases, a walkthrough is arranged after terms are agreed and the purchase agreement is signed. We will explain what needs to be confirmed for your house.

There may also be follow-up visits from contractors, appraisers, or partners involved in the purchase. We coordinate access with you and aim to keep visits to a minimum.

Can the offer change after you visit the property?

In most cases, no. Our offer typically stays the same after the walkthrough—especially if the condition matches what was shared upfront.

The only time we may need to adjust the price is if we uncover something significant during the visit that wasn’t previously mentioned or visible, like major structural damage or unexpected repairs.

We aim to be fair and upfront, and if anything does come up, we’ll talk it through with you before making any changes.

04

Planning your closing and move

Timing, mortgage payoffs, and receiving your proceeds.

How fast can I close?

Most of our sellers close within 30 days, and in some cases, we’ve closed in as little as two weeks.

The exact timing depends on things like how quickly we get the mortgage payoff, whether the title is clear, and how soon everyone’s ready to sign. We’ll do our part to keep things moving and work closely with the title company to help you close as quickly and smoothly as possible.

Can I stay in the home after closing?

Sometimes, yes. We can often allow a short stay after closing, but it’s handled case by case and must be agreed upon upfront.

To protect both sides, we may set up a temporary lease or hold funds in escrow until the property is fully vacated. If you’ll need extra time to move out, just let us know early so we can plan for it.

How is my mortgage paid off when I sell?

The title company obtains the official mortgage payoff and, at closing, uses the sale proceeds to pay the lender directly. You may need to provide information or authorization so the title company can request the payoff.

Any remaining proceeds, after the payoff and other amounts due such as taxes or liens, are sent to you. The title company’s closing statement shows how the funds are applied.

What happens at closing, and when do I receive my proceeds?

After the title company confirms the transaction is ready to close, it coordinates signing, usually on the closing date at its office or through a mobile notary. Ask the title company what identification or documents you need to bring.

The title company handles the closing documents, applies the sale proceeds to the mortgage payoff and other amounts due, and sends your remaining funds by wire or check. Most sellers receive proceeds the same day or the next business day, depending on the method and completion of funding. Confirm the expected timing with the title company.

What if the house is inherited or has a title issue?

Tell us what you know about ownership, mortgages, liens, or estate paperwork when you first reach out. The title company can review the property records and identify documents or other steps needed before a sale can close.

Some situations require additional signatures, professional advice, or more time. We cannot promise a closing date until the relevant requirements are understood.
